There’s no one-size-fits-all approach to finding buildable lots. As a broker, I rely on various listing services like Homes.com, Zillow.com, and MLS. But once the digital search is done, nothing beats hitting the streets. Driving through neighborhoods in search of vacant land can be fruitful, especially if you have access to public records to identify the landowner and begin negotiations.
Once you find a lot that piques your interest, the real work begins. Before you commit, it’s crucial to gather the right information. What’s the zoning? Are there easements? Has the land been surveyed? How do you access the property? What utilities are available? Any restrictions? Has the soil been evaluated? All of these factors will determine if the land is suitable for your next build, and gathering this information can be incredibly time-consuming.
