September Just Changed the Housing Market
Competition is cooling, prices are easing and motivated buyers are still making moves.
Fall buyers aren’t just browsing—they’re ready to make a move. The buyers active in today’s market tend to be focused, financially prepared, and motivated to find the right home.
According to the National Association of REALTORS®, first-time buyers continue to represent about 31% of buyers from mid-summer into early fall. Younger households, including families with children not yet in school, may have more flexibility to move during this time of year. Because many first-time buyers are price sensitive, the typical September easing in prices can also create additional incentive to purchase.
Cash buyers also remain an important part of the market, with their share changing very little from August to September. They may benefit from somewhat lower prices, although declining fall inventory can mean fewer properties to choose from.
And there is another important group: buyers who were frustrated or repeatedly outbid during the spring and summer. As competition slows, these buyers may find more opportunities and more room to negotiate.
So What Do Today’s Buyers Want?
Today’s fall buyer tends to be more deliberate. With fewer buyers competing for homes, they have more time to compare properties and evaluate value.
That means buyers are paying close attention to:
- Price and overall affordability
- Condition and move-in readiness
- Value compared with competing homes
- Opportunities to negotiate price, closing costs or other terms
- Finding the right home before inventory declines further into winter
For sellers, this means buyers may be fewer in number, but they are often more serious. NAR notes that buyers remaining in the market during the fall may be more motivated to purchase.
